Dat klinkt verontrustend, maar klopt het ook?<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-cyan-blue-background-color has-text-color has-background has-link-color wp-elements-e6269c51a2a5978bbcfcc47a500d1a37\">Uit hun jaarrekeningen blijkt, dat veel corporaties, ondanks deze maatregel, nog steeds gezonde winsten maken. De afschaffing van de verhuurdersheffing vanaf 1\/1\/23 geeft hun daarbij een zet in de goede richting. De financi\u00eble ruimte is er dus nog steeds. De echte problemen in de sociale huursector liggen volgens mij bij stijgende bouwkosten, regelgeving en lange vergunningsprocedures.<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-cyan-blue-background-color has-text-color has-background has-link-color wp-elements-50ae58238df93fded0d72bdcc77ccaba\">De generieke renteaftrekbeperking geldt voor alle vastgoedlichamen. Een uitzondering voor de wooncorporaties doet afbreuk aan de reden waarom in 2006 de belastingplicht is ingevoerd, namelijk een \u2018level playing field\u2019 met de commerci\u00eble vastgoedverhuurders. Meer zou voor de hand liggen om de sociale taak van de wooncorporatie te steunen door subsidies. Immers, door de wooncorporatie aan te merken als aanbieder van Diensten van Algemeen Economisch Belang (DAEB) zouden deze subsidies niet als verboden staatssteun worden aangemerkt.<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-cyan-blue-background-color has-text-color has-background has-link-color wp-elements-84449b569b8e51ab7ba7b30b3bfb0764\">Een realistisch debat over de toekomst van sociale woningbouw is hard nodig. Maar laten we daarbij de feiten niet uit het oog verliezen.<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-red-background-color has-text-color has-background has-link-color wp-elements-3ffe1861c0ff9f4d798ad00d4cacfe5e\">Housing associations warn that the interest deduction limitation limits their investment space and thus endangers social housing (NRC 13\/2\/25 Housing associations challenge extra profit tax: &#8216;Does the government want affordable houses or not?). That sounds disturbing, but is it true?<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-red-background-color has-text-color has-background has-link-color wp-elements-a8f15d378a4489fdc1d8d7b97a50a281\">Their annual accounts show that many corporations, despite this measure, still make healthy profits. The abolition of the landlord levy from 1\/1\/23 gives them a step in the right direction. So the financial space is still there. In my opinion, the real problems in the social rental sector lie in rising construction costs, regulations and long permit procedures.<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-red-background-color has-text-color has-background has-link-color wp-elements-122f391afe61b87d9db5da2e2366c898\">The generic interest deduction limitation applies to all real estate entities. An exception for housing associations undermines the reason why the tax obligation was introduced in 2006, namely a &#8216;level playing field&#8217; with commercial real estate landlords. It would be more obvious to support the social task of the housing association through subsidies. After all, by designating the housing association as a provider of Services of General Economic Interest (SGEI), these subsidies would not be classified as prohibited state aid.<\/p>\n\n\n\n<p class=\"has-white-color has-vivid-red-background-color has-text-color has-background has-link-color wp-elements-b04995aa3c79c3c94ecf1a938b5016d9\">A realistic debate about the future of social housing is desperately needed.
